Why do I need to have a home inspection?

Making the decision to purchase a home is one of the biggest investments you will make during your life. When you are spending such a large amount of money on a property, you are making a commitment for years. It is imperative that you get the home inspected prior to purchasing it so that you completely understand the condition of the property you are purchasing.

In most cases, when you purchase a home in New Jersey, you are purchasing it “as is.” This means that you are getting the house in its present condition without any representations or warranties from the Seller. Therefore, it is essential that you retain the services of an experienced, licensed home inspector to make a complete and thorough inspection of the home. Of course, you should be present at the inspection. A home inspection can reveal many major negative issues that may have a serious financial impact down the road. If the home inspection finds that the home is not structurally sound or that there are defects to any of the mechanical systems, you may not want to commit to going through with the purchase because there is major work that needs to be done. The home inspector may also give you a better idea of how much money it will cost to make these repairs.

Some of the problems that the home inspector will be looking for when he or she comes into the house you hope to purchase include the presence of termites and termite damage, radon (an odorless invisible gas) lead pipes, problems concerning the structure of the foundation, water damage, septic tank leaks, improper drainage, underground heating oil tanks, unsafe electrical wiring or the presence of asbestos.
